Summary of Cover
Buildings
Buildings are insured for 'All Risks' together with:
- Loss of rent - 10% of buildings sum insured but can be increased upon request
- Property Owners' liability - to a limit of £1,000,000
- Fees and debris removal costs
- Excess £250, except for subsidence excess £1,000.
Contents
Contents are insured for 'All Risks' together with:
- Property temporarily removed - up to 15% of the office contents sum insured, subject to a limit of £1,000 for documents or records
- Loss of rent - limit 25% of the sum insured for contents
- Accidental loss or damage to all glass and fixed sanitaryware
- Loss of negotiable money e.g. cash, postal orders in transit, when open for business or in a
- bank night safe - £4,000
- in a locked safe - £1,000
- by registered post (maximum value per package £5) - £1,000.
- at home - £500
- in the premises outside business hours - £250
- Loss of non-negotiable money e.g. crossed cheques - £250,000
- Assault benefits payable as a result of a malicious attack by anyone stealing or attempting to steal money or contents:
- £10,000 benefit following death, loss of limbs or sight, or permanent inability to work
- £100 weekly benefit for temporary inability to work
- up to £250 per person for personal effects
- Replacement of locks - to a limit of £500
- Debris removal costs
- Employers' Liability, excluding offshore work - indemnity limit £10,000,000 including Health and Safety at Work Act (1974), indemnity to others, private work and court attendance expenses
- Public liability - indemnity limit £1,000,000 including Health and Safety at Work Act (1974), temporary visits abroad, personal liability and motor contingent liability
- Tenant's liability - limit is 10% of the sum insured for Contents
- Excess £250.
Optional extension
Additional 'All Risks' cover for items whilst away from the premises.
Business Interruption
Provides protection against Loss of Income and Extra Expenses, or Extra Expenses only. Indemnity periods from 12 to 36 months can be selected and cover includes:
- Notifiable disease at the premises or poisoning from food or drink supplied
- Defective drains/sanitary arrangements causing closure
- Prevention of access to property in the vicinity due to damage
- Vermin or pests at the premises
- Murder or suicide at the premises
- Damage to the telephone exchange
- Failure of public utilities.
Terrorist Damage
Covers up to £100,000 for buildings, contents, business interruption, for each loss occurrence, excluding Northern Ireland.
Book Debts
Covers money owed which cannot be traced or collected following damage to the business records caused by an event insured by this policy. Also covers:
- Damage to account books whilst temporarily removed from the insured premises
- Additional expenses incurred in tracing outstanding debit balances
- Professional accountants' charges.
Fidelity
Covers:
- Loss of money and/or contents caused by fraud or dishonesty by any employee
- Auditors' fees incurred in preparing a claim under the policy
- Subject to a limit of £25,000 in any one period of insurance.
Personal Accident
Up to five units are available. Each unit provides the following cover:
- Death: £10,000
- Permanent total loss of one or more limbs: £10,000
- Permanent total loss of all sight of one or both eyes: £10,000
- Permanent total inability to attend to any occupation or business: £10,000
- Temporary total inability to attend to the usual occupation: up to £20 a week.
Legal Expenses
Incurred in respect of:
- Employment - fees and awards
- Tax and VAT investigations
- Property
- The Data Protection Act
- Criminal prosecution defence - for the company and employees
- Unrecoverable wages as a result of jury service to a limit of £50,000
- Excess £75. Certain situations are not insured

This cover is only available for offices with less than 35 full-time employees.
Optional Extension
Legal expenses can be extended to include contract cover which covers expenses arising from disputes with customers or suppliers after a sale or purchase of goods or services.
Main Exclusions
The principle exclusions listed below apply in addition to the standard commercial market exclusions but these should not be taken as a definitive list. Some of the exclusions are present because this policy is on an 'All Risks' basis and reference to the policy document should be made for full details of all the applicable exclusions.
Excluded items - the insurance provided does not include certain types of contents e.g:
- Jewellery, precious stones and metals, drugs, and landlord's fixtures and fittings. For full details of excluded items, refer to the policy
- Damage caused by pollution or contamination
- Theft of contents or money from unattended road vehicles
- Loss of money or contents by fraud or dishonesty by any employee who cannot be named
- Damage to glass or fixed sanitaryware resulting from repairs or alterations to the premises
- Certain causes of death or injury under personal accident cover e.g. hazardous sports. For full details of excluded causes of death, refer to the policy
- Damage caused by faulty or defective design or workmanship or wear and tear
- Bad debts
- Public Liability arising from professional advice
- Products Liability
- Any loss arising from war, civil war, fire or explosion by Terrorism. However please note separate Terrorism Damage cover is provided as detailed above.
